We've made hundreds of marketing plans for vacant office space. What do we include every time? Here's our check list (steal it if you like!)
Our Office Marketing Plans are different every time. But we always follow the same rules (how else to ensure consistency?). We follow this check-list so we don't miss anything. Do the plans you use to market your spaces include this information too?
1. Building name and location
2. Floor Number
3. Unit location plan, shown in context of the whole building
4. North point (orientates the viewer)
5. Colour to show the extents of the leasing area
6. Colours to show the functions of each area (office space, meeting rooms, collaboration space, kitchens and WCs)
7. Size of the leasing area written on the plan
8. List of what is included (quantity of work stations, meeting rooms, collaboration spaces etc, so there's no need to count)
9. Example furniture to show scale, using a typical modern office layout
10. Entrance arrows, showing the unit's main entrance points
11. Structural walls and columns shown in a dark tone (not to be confused with light walls or furniture)
12. IT, server and technical spaces labelled
13. Special features, such as views or connections
For our Test-Fit Plans we include all the same information above. And we also include:
1. Tenant prospect company name (it's a bespoke plan, so let's ensure they realise it is just for them)
2. Name of departments or teams uses in the brief (again, pointing out that this is very specific).
3. Switch any specific terms the tenant uses in their brief (if they call their kitchen a 'pantry' let's use that term on the plan).
4. Include the tenant's requirements in the list of space in parenthesis. So if they've asked for five meeting rooms for four people and we have included six, we write "Four Person Meeting Rooms 6 (5)". This allows the tenant prospect to instantly relate our solution to their brief at a glance.
